In 2026, the region's premium market is expanding across Gurugram, Noida and selected parts of the wider NCR, while buyers at the higher end are becoming more particular about space, privacy, architecture and the quality of the address.
Delhi NCR recorded 10,740 residential apartment sales in Q1 2026, with Gurugram accounting for 53% and Noida 38%. More than 13,600 new units were launched during the quarter, with Gurugram again providing the largest share of new supply. Gurugram's luxury market is also broader than a handful of trophy penthouses. JLL's 2025 data showed that Gurugram accounted for 4,693 of the 5,168 luxury homes sold across NCR during the first half of that year, with Dwarka Expressway and Southern Peripheral Road among its strongest luxury corridors.
Noida is creating a different luxury proposition
Noida's premium housing story is being shaped by newer development, planned sectors and larger residential projects. It appeals to buyers who may prefer contemporary buildings, broader layouts and newer infrastructure over the established character of central Delhi.
